What is a Contingency?

  In my last blog I discussed what Pending means in Real Estate and I stated:   Anytime I say Pending, it means the house is under contract. Either with a contingency or not, the house is more than likely going to another buyer. It's just a matter of time until it closes and the new homeowner will be moving in. So what is a contingency?  Well a contingency in a contract is anything that must be first met to allow the sale to continue in the manner in which the contract was written. Most contracts have standard contingencies to include a home inspection, a financial contingency and an appraisal contingency. Other contingencies could include a home sale.  Home Inspection Contingency: This contingency allows the buyer to preform a home inspection (all home inspectors in the state of Virginia must have a license) and the buyer has the opportunity to ask for repairs in order for the contract to move forward. Eat Sushiya: Williamsburg




The best sushi in Williamsburg, Virginia comes from Sushiya. Don't look any further than this small restaurant in a strip mall at Five Forks. Make sure you order the Lenny's! It is my absolute favorite. Be prepared for hot tuna is you order the Spicy Tuna. It is literally the hottest tuna I have even eaten. It's great- but it is HOT!


Joe and I met my long time friend Rita and her amazing husband Rob on Friday night. Her and I have the same birthday but one year apart and I won't talk about who is older. :) Her and I have both lived in a small, small town when we were younger too. We both attended St. Elizabeth's Catholic School in Clarksdale, MS and we both married men from Virginia. How crazy is that? Now, we both live in Williamsburg, Virginia

Sushiya is amazing, though. We love it. The clear soup is perfect and the sesame dressing rivals my hometown favorite. The kids meals are wonderful too with so much food! Ava loves the Yum Yum sauce and she prefers steak whenever she can get it.
