What is a Contingency?

  In my last blog I discussed what Pending means in Real Estate and I stated:   Anytime I say Pending, it means the house is under contract. Either with a contingency or not, the house is more than likely going to another buyer. It's just a matter of time until it closes and the new homeowner will be moving in. So what is a contingency?  Well a contingency in a contract is anything that must be first met to allow the sale to continue in the manner in which the contract was written. Most contracts have standard contingencies to include a home inspection, a financial contingency and an appraisal contingency. Other contingencies could include a home sale.  Home Inspection Contingency: This contingency allows the buyer to preform a home inspection (all home inspectors in the state of Virginia must have a license) and the buyer has the opportunity to ask for repairs in order for the contract to move forward. Pino's Pizza: Boydton, VA

Out in the middle of almost nowhere is a quaint, Italian restaurant that serves some of the best pizza for your hungry tummies and has discovered how to make the best Italian Dressing EVER!

When you pull up to Pino's you can park in front or to the right is a large parking area. As soon as you walk through the front door, you will be greeted an sat right away. Tables and chairs are nothing to write home about but you have to remember where you are. Pino is busy in the back making scrumptious foods. The rooms smell heavenly and for the first time in a bit you will have wi-fi. The code is the phone number so plug right in.

The garlic bread and cheese sticks will quiet any child with an angry stomach. Soft drinks come in a can so ask for ice if you want a cup. Beer is served with a frosty mug and wine to the brim of your glass. Any of the pizza is great so pick away at the toppings you want to enjoy.

Douglas enjoyed the chicken parmesan although my mom couldn't get through hers on this last visit. Joe is always happy with the steak and cheese but he prefers it with the banana peppers. Make sure you get the salad bar even with the lack of items on it, make sure you pour some of the delicious Italian Dressing over your greens. If you are unsure which one is the Italian, don't be scared to ask.

The food is served very fast and you will wonder how they made it so quickly. Dig in and let me know what you think, will you?
