Why is an Appraisal Important When Buying or Selling a Home?

One the biggest components in buying a home when a lender is involved includes an appraisal. If you buy a home with cash and sometimes with a conventional loan, you can bypass this step. With an FHA loan and an VA loan, you cannot.  What is an appraisal?  In simple terms and Appraisal is a valuation of property.  An appraisal ordered for the purchase of a home is to determine if the price agreed upon by seller and buyer is acceptable by the lending institution. If an appraisal comes in low, the lender will likely decline to fund the deal. Unless the buyer is willing to come to the contracted price the deal to purchase can fall apart.  So what happens if the Appraisal come in Low? Sometimes a buyer will pay over the appraised value in order to buy the home. Sometimes the seller will lower the contracted price to the appraised value in order for the deal to continue. Last Swim Meet: Indigo Park Stingrays











It's always bittersweet for the last swim meet of the summer season. The kids are happy mornings don't equal swim practice and the parents are happy Mondays don't necessarily equal volunteer assignments but the meets are what keeps everyone excited and they are ending. Our last meet was in Newport News this past Monday. Warm ups went well and the IM's even got finished but right when the little ones where stepping on the blocks for their 25's, a huge clap of thunder put us on a delay. A delay that wasn't just thirty minutes but wound up being over two hours. Most teams in the area called their meets but not us. We waited around until eight o'clock before getting back in the pool. At least the one hundred degree temperature had passed but the darkness made it hard to read my clerk of course sheets. 

What a fun meet. We hollered more at this meet than any other one. Ava came in first in each of her events and Sage even came in first in her breast time. She took second in IM and in back. Very proud of her accomplishments this swim season. 

From now on, there will be no cheeseburger Mondays from the concession stand. Only if we do it ourselves. Until next year, GO STINGRAYS!
