What is a Contingency?

  In my last blog I discussed what Pending means in Real Estate and I stated:   Anytime I say Pending, it means the house is under contract. Either with a contingency or not, the house is more than likely going to another buyer. It's just a matter of time until it closes and the new homeowner will be moving in. So what is a contingency?  Well a contingency in a contract is anything that must be first met to allow the sale to continue in the manner in which the contract was written. Most contracts have standard contingencies to include a home inspection, a financial contingency and an appraisal contingency. Other contingencies could include a home sale.  Home Inspection Contingency: This contingency allows the buyer to preform a home inspection (all home inspectors in the state of Virginia must have a license) and the buyer has the opportunity to ask for repairs in order for the contract to move forward. The last time Joe and I were in Hermosa Beach we went into this amazing surf shop right by the pier. Joe fell in love with this pair of flamingo bathing shorts by ambsn. Me not so much. Funny thing is they had a matching shirt his friend walked out of the store twenty minutes later with.

We had gone to check out the pier while he and his wife shopped. As soon as we met up, he was so happy to show us the shirt. I think in that instant Joe was destined to buy them and forget my dislike. In turn, I love them now. So cute. Another reason why I love them so much? The company was started by two guys in Cali who helped a friend with a fundraiser. From there you have such a fun line of guys clothing! A favorite of mine if the monkey on the jet ski and who doesn't love the humping zebras? Now you might have to explain these to your kids if you wear them around them. That's all you.
