It's Showtime! What To Do and What Not To Do

The sign is up and you are ready to show your home off! In any market, a hot one or not, you need to have your house prepared to show as soon as you are live! What should you do and not do for a showing?

Upgrades and Repairs:

If your home has undergone some major changes since you purchased your home, you may want to list these out. Many people will never even look at these but if they are interested they will. Upgrading your brass knobs on your kitchen is not a big deal to the buyer,but a new furnace, hot water heater or brand new roof is. Any transferable warranty should also be noted.

The list doesn't have to be long as I've stated, most people will not even notice it unless they do and if they do, they are not going to read a long list. A simple record is fine. If a professional was called in to do work, show receipts.

Not everyone looking at your home is familiar with the area. Show off your neighborhood with any information you have such as if there is …

Tuesday Update: It's Thursday, I Know





















 
I am so excited we have made it to Thursday! I have been crazy busy with real estate stuff. Learning a lot and so excited to begin my new career but taking it one day at a time. One thing I have learned through the journey of me and my career is to take it one day at a time. Don't freak out at the small things. Enjoy the moment and learn as much as you can. If you hate your job: get the hell away as fast as you can. Life will open up for you. 

I haven't really gone down the "correct" path to my career. In today's world you hear, go to college. Get a job. Work hard and get lots of promotions and money. (Enjoy the student loan debt you accrued while doing this.)

Well, I had three kids by twenty four. Graduated from college somewhere during all of that. Got my so-called dream job designing kitchens. Hated it. Cried daily. Decided I needed a change and worked with four year olds. This was the first job I ever loved waking up in the morning for. Joe and I moved across country and I hoped to get back to what I left in Memphis. 


Found out our new location offered nothing of the sort so I went back into kitchens. Absolutely despised the working environment at the small company I worked for. The owner was sexually degrading and if I could really tell you what he did behind closed doors you would be disgusted. (If we ever meet in real life, let me tell you all about it. Just ask.) Decided I had had enough! So I left. 


A great friend of mine told me about a job opening at a cute gift shop in Williamsburg. I aced the interview and started right away! For the last two and half years I learned how to master gift wrapping, sweeping a floor and unwrapping boxes. The time came, as it does, where I realized it was time to move on. Began studying to take the Virginia Real Estate test to get my license and now doing what I have loved for years and years just didn't think about how to add it into my daily life. Looking at houses. Talking about zoning. Being around groups of people daily and laughing. 

Life is a journey and I'm so happy this one has begun. Have a happy Thursday! 

I'll probably be off the computer for the next couple of days. We are heading to my happy place - the lake. I'll try and upload some photos on Instagram but I may not. :)
