This is where many people get confused on value--- So many people will say, “The assessed value is X, so that is what it is worth”. This is so not accurate. Sell Your Home Fast With These 3 Tips

Recently I have been touring more and more homes with clients and I have to say, "What the heck are some of you trying to sell?" Houses are a wreck, reak of pet urine, smoke and clutter is all I see! You are trying to sell your house correct? Well, it is time to step back and take a long hard look at what you are selling!

Let me ask you something. Do you watch those TV shows like Love It or List It, Fixer Upper or Flip or Flop? What is it you like about the shows? How the house looks in the beginning of the show or the end? It has to be the end right when the house looks amazing and ready to be lived in right? You are ready to move it to the house yourself, right?

Well then, if you are thinking of selling your home you need to think about what other buyers want to buy. You think buyers want to buy a home that is full of clutter? How about a house that smells of pets that aren't theirs? Or how about a room so full of stuff you can't even see the walls?

This is what I have been seeing on the market lately. I am shocked at these homes. They sit. They smell. They are an embarrassment to yourself as a seller.

So, what can you do?

Get Rid of the Smell:

Get your carpets professionally cleaned or rip them up and install inexpensive carpet! Invest in some nice candles or odor eliminators for the entire house. How about trying Odor Ban ?

Get Rid Of STUFF!

Papers, boxes of stuff you will never use again, nick nacks that are tacky, broken chairs, large furniture: Do something with it and do something neat with it. Don't just fling it in the garage. If you are moving to a smaller home, really purge. Do you really need those birthday cards you have been saving all this time. How about scanning and saving? All that artwork of the kids: they don't really want it when they get older. I promise.

Clean It Up!

Why not hire someone to come in and professionally clean your home to get you started? Then you can just wing it when showings come up. Deep cleans really show off when you show your home. It means you have kept good care of your home and this means a lot to a future buyer.

Showing the next homeowner of your home you cared for the it will go a long way. Wouldn't it make you feel good to know the owner of the house you owned before really cared about the house?
