It's Showtime! What To Do and What Not To Do

The sign is up and you are ready to show your home off! In any market, a hot one or not, you need to have your house prepared to show as soon as you are live! What should you do and not do for a showing?

Upgrades and Repairs:

If your home has undergone some major changes since you purchased your home, you may want to list these out. Many people will never even look at these but if they are interested they will. Upgrading your brass knobs on your kitchen is not a big deal to the buyer,but a new furnace, hot water heater or brand new roof is. Any transferable warranty should also be noted.

The list doesn't have to be long as I've stated, most people will not even notice it unless they do and if they do, they are not going to read a long list. A simple record is fine. If a professional was called in to do work, show receipts.

Greensprings Plantation Living

Greensprings Plantation at Governors Ridge is a Master Planned Golf Community that offers a wide range of custom built resale homes. 
Located in Williamsburg, Virginia in a neighborhood that isn't right in town but isn't too far out of town. Named after and close by the historic Green Spring Plantation is the site of Governor William Berkeley’s mansion and estate described by Lady Frances Berkeley in 1677 as “the finest seat in America & the only tolerable place for a Govenour .
The community is built adjacent  the award winning Williamsburg National Golf Course where you can play 36 holes of golf on two different courses. (special memberships are available to homeowners)


Greensprings Plantation offers it’s residents scenic lakes, a swimming pool, tennis courts, playground and a beautiful clubhouse. An active homeowner's association has many  social events throughout the year. The Swim Team is pretty darn good too.
Detached homes offered in Greensprings Plantation offer a wide array of architectural styles and home choices. Most range from 3 bedrooms to 5 bedroom with square footages ranging from 2000+ to over 5000 square feet.
Located on approximately 375 acres, Greensprings Plantation has about 176 homes.



Many of the homes were built between 1996 and 2000 by some of Williamsburg Virginia’s finest builders including Wayne Harbin, Kar San, Richard Dobson, Curtis and Davis and others.. 
The monthly home owner fee in Greensprings Plantation is $80. This fee changes so please feel free to contact me with the fees for this year. The fee covers all common Area Maintenance ( entrances, playgrounds, park areas ),  Use of the  Pool, Clubhouse , Playground, Tennis and maintenance of those  facilities.

Current Williamsburg/ James City County Schools for The Greensprings Plantation Community are Matoaka Elementary, Hornsby Middle and Jamestown High School. These change every couple of years so always make sure you ask before purchasing a home.
